The Lower Level was designed as a streetscape with individual "storefront" entrances and windows to give a feeling of openness. Our 420 square foot Conference Room and vending area are located on this floor.  Suites range from 120 to 865 square feet.

The First Floor includes a bank with ATM, a restaurant and an 880 square foot office on our Main Lobby. The Main Directory and tenant mailboxes as well as our elevator access are located in the Main Lobby.

The Second Floor has a traditional office layout with Suites ranging from 150 to 880 square feet. Larger space can be accomplished by combining several Suites.  The Manager's Office is located on this floor in Suite 201.

The Third Floor is currently undeveloped and contains approximately 5,000 square feet in two large rooms. We are looking for one or more tenants that need a large amount of space and we will design it to suit.

The Fourth Floor is currently undeveloped and contains approximately 5,000 square feet in two large rooms. We are looking for one or more tenants that need a large amount of space and we will design it to suit.


  • We have a base rental rate of $13.15 per square foot per year. This rate may be adjusted on January 1st of the year in order to keep pace with inflation. There are no separate charges for common area maintenance, taxes and building insurance.
  • Utilities are paid by the tenant in addition to the rent.  They include Common Electric, which covers ventilation and air conditioning, Office Electric, Gas, Water and Sewer.  We consolidate these utilities into one monthly bill usually created in the middle of the month. To get an estimated average utility cost per month, we estimate high using a figure of $2.50 per square foot per year.
  • We do have carpets cleaned twice annually and the tenant pays this cost on a monthly basis with the rent, which is due on the 1st of each month. The cost for the carpet cleaning is $.0119 per square foot per month.
  • We do have a cleaning service contracted for the Square Commercial Center.  Tenants have the option to use this service or clean their own offices. No other cleaning service will be allowed to operate in the Square Commercial Center. The current rate for one day per week service, which includes dusting, vacuuming and trash removal, is $.1122 per square foot per month.
  • We do not require a security deposit.
  • We prefer at least a one-year lease, but have agreed to shorter terms as needed.
